Why is location important when you’re buying or selling a house?

A 2022 survey by an estate agency chain revealed that location plays a part in 85% of house sales. With these kinds of figures reflecting property selling trends, we can all see that a home’s location is not something to ignore. 

In this blog, we look at why location matters, and how sellers can make the most of location when they’re selling property. 

Why does location matter?

Back in 2020, the work-from-home trend during the pandemic suggested that location was no longer important. With the wonders of technology, we didn’t all have to be at work in person, and we could live where we wanted.

But three years have passed since then. Even people who don’t have to be in the office have realised they still want to be near friends and family, and have access to the amenities they’re used to. Many of those who moved away from cities and commuter belts like Guildford have moved back. They may not have to work in an office but they do miss being so near London!  

This really goes to show that location is important when you’re buying and selling property. Wise buyers will consider not just the property itself, but also what the local area has to offer.

What facilities and amenities influence house sales? 

Schools are an important factor for any parents who are planning to move house. Buyers will want to know if there is a school in the area, how Ofsted has rated it and how easy it is to get to. If you’re moving into a new area, you can find Ofsted ratings for local schools here.

Transport matters too. Whether or not you drive, it’s a good idea to consider what public transport is available if you move to a new property. You know the amenities you need to keep your life in balance. You might like to be near the station for nights out in London, or near a gym so you can keep up with your fitness regime. If you love independent shops, a pretty high street might be a strong draw, but many of us need a big supermarket too. 

It’s also important to try and think long-term and be realistic. For example, some of us thrive in the peace of the Surrey Hills. However, others feel that having to drive everywhere and plan the food shopping like an army quartermaster is too high a price to pay. 

When you go for a house viewing, make time to explore the local area too. Find out if it’s the sort of community where you could be happy, as well as the practicalities it has to offer.

Of course, location also matters when you’re selling your house. Cleaning it and staging it are important steps, but if the location is going to play a part, you need the right estate agent.
