Selling property in Guildford – what is a TA10 form and why is it important?

There is so much to do when you’re selling a house. As well as clearing out and packing up, there is also the paperwork to complete. This includes the TA10 form, also known as the Fixtures and Fittings form. While it may sound like a minor part of the conveyancing process, if you neglect it then it can cause all kinds of hold ups.

In this blog, we look at why the TA10 form matters, and how to get it right so you don’t hold up the sale of your house or flat. 

What is the TA10 form?

The TA10 form is also called the Fixtures and Fittings form.  The TA10 is where the seller details what features of the property are included in the sale, like carpets and curtains, and white goods like the freezer or the washing machine. 

The form is divided into ten sections to cover items that are typically included:

1.     Basic fittings, including the burglar alarm and electrical sockets

2.     Kitchen items, usually white goods and the extractor

3.     Bathroom, from fitted items like the bath and toilet to movable ones like mirrors and shower curtains.

4.     Carpets and flooring

5.     Curtains and curtain rails

6.     Light fittings

7.     Fitted units

8.     Outdoor facilities and decorations, including sheds, benches and plants

9.     TV and phone, including satellite dishes and other tech

10.  Stock of fuel, if you have a heating system that needs fuel to be stored on-site, e.g. oil heater or woodburner. 

There is also an eleventh section for miscellaneous items. 

It is usually issued to you by your conveyancer, who will help you fill it in. It’s a good idea to think ahead and consider what you’ll take with you and what you’ll leave behind. Curtains and carpets, for example, might look lovely where they are but are the wrong size for your new house. And if you’re moving somewhere that doesn’t have a washing machine, you’ll probably want to take yours with you, or factor in the cost of a new one. 

Why do TA10 forms matter?

Once contracts have been exchanged, the TA10 is legally binding and you can’t change your mind. This means it’s important to get it right as early as you can in the conveyancing process. 

Including or excluding items in the sale of your house could affect the price. If two buyers are showing an interest, one might be persuaded to offer more if you include certain items in the sale. 

Being clear about what is included in the selling price is vitally important. Disputes over the TA10 can hold up the sale, leaving you vulnerable to other problems, like not being able to complete in time to move into your new house.
