Why you should consider public transport when buying a property

In leafy Surrey where many people have their own cars, it’s easy to underrate the importance of living near good transport links. In fact, living near a station can raise the price of your property between 5% and 10%, and many frequent flyers actively look for property within striking distance of Heathrow.

Why does public transport matter when I’m buying a new house?

Properties within walking distance of a station command a higher value than those that are not. This means that whatever else happens to your area, a property near a station is a better investment than one that is not. 

Most people who buy property are planning to live in it (or rent it out) for a long period of time. You may not need public transport now, but you might in future. Public transport keeps people independent – it’s a lifeline if you have to stop driving, and empowers your teenagers to take responsibility for how they get around.

Even with more of us working from home, a direct train line to London is still important. London will always be a hub for entertainment, culture, history and sport, and you’ll probably have to show your face in the office once in a while!

Be mindful of noise pollution

Of course, while public transport makes life easier and can add to property prices, it can also devalue your property. If your house backs onto a railway line, for example, it may well be noisy. Likewise, living very near to an airport may come with more negatives than positives. Whichever property you choose to buy, it’s important to consider the impact that proximity to a transport hub might have. It’s a good idea to visit the property several times – and during rush hour! – to see get an idea of what it would really be like to live there.
