Does your property meet current Energy Performance Requirements?

You may already be aware that in April 2018 new legislation meant that in order to market a property for rental, Landlords must ensure that a minimum Energy Performance rating is met. This means the property being marketed must have a minimum rating of an ‘E’ or have an applicable exemption from the requirement to meet the MEES standard.

It is generally assumed that a listed building will be exempt as generally the required improvements to increase the rating such as double glazing and external wall insulation would be unacceptable alterations depending on their local conservation officer. This would also include buildings in a conservation area. It can’t be assumed however, that the property is automatically exempt and we advise all Landlords who are uncertain to obtain an up to date EPC. This will list recommendations on how to increase the performance rating, some of these ratings may not ‘alter the character of the building’ such as installing LED lightbulbs. If these improvements are made and the rating is still not above an E, then an application for exemption would be the next step.
